NEW OFFERING - Mustang Ridge

Central Texas Class A Multi-Family Offering

As a subscriber to our newsletter, I will occasionally share offerings that we are working on with Darwin German. Sometimes they will be private and only available privately depending on the offering type. This is a 506(c) offering for shares in Mustang Ridge, a 360 unit multi-family building in Weatherford Texas built in 2021. This allows us to advertise so anyone can see the details of this deal. However it is only open to accredited investors. Private offerings under the 506(b) exemption will be private videos only.

Many multi-family projects purchased in the last two years are in trouble from debt restructuring like I mentioned in the last newsletter. The nice thing about this particular offering is that the numbers work out with debt acquired today. We work on a long-term fixed-rate debt scenario only, so this project is not subject to short term refinance risk. The seller is a developer and knows that he needs to sell the project to move onto the next and as such is willing to reduce the price to a level that makes this project work for both the buyer and the seller.

The Darwin German team has been working on this deal for almost a year and managed to negotiate great terms that will work for investors as well as the seller. It is also a buy out deal meaning the property has already closed. The seller is retaining around $4.7 Million in equity, some of which we are selling to investors like yourself.
